Hot water power washing
Hot Water Pressure Washing
A custom mobile machine, hot water, a formulated house cleaner and an optional Rain Coat, for the outside of your home and everything around it.
What grime, mold, mildew and algae do to an exterior
Siding, decks and driveways in Central Indiana take a lot of damp, shaded weather, and that is the kind of weather mold, mildew and algae live on. They start as a gray or green film on the north side of the house, along the bottom course of siding, on the shady end of a deck. Left alone, they darken the surface, hold moisture against it and make walking surfaces slick.
Cold water on its own can knock off loose dirt, cobwebs and dust. It struggles with growth that has set into the surface, and with the film left behind when a wash only rearranges the dirt. Hot water changes the job, and a cleaner that goes on before the rinse does the part the pressure cannot.

Hot water, a house cleaner, then a Rain Coat
Mike's system starts with a custom mobile cleaning machine that washes the exterior with hot water. Before the rinse, the surface gets his formulated house cleaner. His description of it is plain: it "kills, cleans and inhibits mold and mildew growth," it "kills 99.9% of viruses," and it is a "proven disinfectant, sanitizer and fungicide."
Afterward comes the optional finish, the Rain Coat. It is a formulated coating that makes water bead up and run off, which inhibits dirt build-up, protects the surface from the weather and increases luster. Mike does all of his own work, and he is a licensed, bonded and insured contractor serving Indianapolis, Carmel, Fishers and the towns around them.
What sets the price of a wash
Every wash gets a free, written estimate, because no two exteriors are the same. The things that move the number are the size of the home, shed, fence, deck, driveway or sidewalk; the type of material; the severity of the soil, from cobwebs and dirt to mold, mildew and algae; the amount of cleaner needed; and the amount of Rain Coat.
Two more factors are about the site rather than the surface: whether vegetation needs to be covered with plastic before cleaner goes on, and how much brushing and labor it takes to gain access to the spot. Call 317-850-6427 or send a message and Mike will look at what you have and put a figure in writing.
